Development in First Avenue



Recognise the picture? Well, it’s the junction of Pasture Road and First Avenue.

The main building is in Pasture Road when it was literally a road to the agricultural land on the outskirts of Goole. The building with the large chimney is located in First Avenue. For many years the property in First Ave was a distribution point for beers and ales. These drinks were bottled on site and distributed by horse drawn wagons to the local area. When the current owners took over the site there was still evidence of stables and bottle washing facilities. By the late 1980s most of the property was redundant and empty with only an off licence operating from the Pasture Road section. This is how the current owners found it when the bought it in 1989.

Over the next two years the property was converted into shops and offices. Initial tenants included Whitegates Estate Agents and The Courier. The property in First Avenue started with a bookshop and martial art studio on the ground floor. The first floor offices were occupied by the WRVS and various financial advice businesses.Over the years the tenants came and went and included various training organisations, flower sellers and even a printer.

Since being redeveloped the needs of local businesses have changed. Many office workers now work from home whilst retailers are struggling with competition from the Internet and high business rates. By 2019 it was inevitable that the property, as it stood, was not financially viable. After exploring various options the only way forward was another redevelopment of the property.

Plans were drawn up and submitted for local authority approval. The redevelopment consists of converting the First Ave portion of the property into four residential houses. It is hoped these will be on the market by Summer 2020.

The houses are being constructed to the latest specifications and will be the most modern homes in the area. All have downstairs wash rooms, contemporary kitchens, family bathrooms and an en-suite master bedroom. Coupled with a secluded south facing gardens, these houses will make fantastic family homes at affordable prices.
